Why Offering A Home Warranty Can Help Sell Your Home Fast
When you are trying to sell your home, you may notice that the market is quite tough and buyers are expecting more for their money. One of the ways that you can appeal to buyers is by offering a home warranty.
A home warranty provides your buyer with the insurance that if there are any troubles with major appliances, home systems such as plumbing or electrical systems will be covered by the warranty for a period of time after the home is purchased. Usually there is a deductible of approximately $50 that is deducted from the cost of the repairs. New home builders always offer a home warranty with their homes, however home warranties are becoming more popular for older homes too as a sales feature. The cost for a home owner who is selling their home is between $300 and $400; however this cost is meager especially when you consider that your home will sell much quicker.
In addition, some real estate companies offer a home warranty to their clients for no extra fee to the seller as long as the home is listed on the market for sale. However, most real estate agencies will offer this service for a fee, which is usually built into the sales price of the home and the fees of the realtor.
There are many different companies that offer home warranties for sellers, as well as for buyers. Many people who are purchasing an older home will purchase a warranty if there isn't one already offered by the seller. This is where having a home warranty listed with your home's listing on the real estate market is a great selling feature. It means that the buyer won't have to worry about finding a home warranty for the home they want to purchase because you've already taken care of it for them.
There is one major difference between a sellers home warranty and one that they buyer purchases - the sellers warranty concludes after a year and the buyers home warranty can be renewed and extended after the initial period.
You can easily find a company that offers home warranties by searching the Internet or by asking your real estate agent. They will likely have a list of good home warranty companies that they've used in the past and can recommend. Regardless, it's important that you research the company you choose for a home warranty before signing on the dotted line. It's important to find out what the company charges for the home warranty and what is offered and included in the warranty. If you are providing a sellers home warranty, it's best to ensure that you are getting what you need so that you can accurately and assuredly tell the buyer of your home that you have a good home warranty that goes with the house. You should compare the home warranties that are available in your area in these categories:
- What the home warranty covers specifically.
- The cost of the home warranty.
- The amount of the deductible.
- What is excluded from the home warranty.
- Other variables that vary from company to company.
Providing a home warranty to potential buyers of your home increases the appeal of your home on the market. What it shows to buyers is that they can't lose buying your home - if anything major goes wrong in the first year, it's covered by the warranty. Everyone knows that you just never know what you're getting into when you purchase an older home and you really won't know until you've lived in it. Many people have seen movies about homes that turn into a real money pit because of the plethora of major issues that need to be repaired right away. Your buyers need not be concerned with that, because your home warranty will cover most of those major repairs.
With a home warranty, you can provide buyers with peace of mind, letting them be assured that your home is worth the money you are asking for it. Home warranties are a great selling feature for any home, new or older, and for their cost is a great value to sellers in a cooling market. A home warranty can help your home sell faster, standing above the other homes for sale on the market.

Air Conditioner broken: Am I getting scammed by my home warranty company?
I have a home warranty and I am in the process of getting my air conditioning fixed through the home warranty company and a local HVAC service company. I have a Freon leak in the evaporator coil of my heat pump in my attic. Instead of replacing the coil, the warranty company is telling me they are replacing the entire air handler. Doing so requires $400 worth of additional duct work not covered by my home warranty. I suspect that this option is cheaper for the home warranty company, but not for me, the homeowner. Am I getting scammed?

SO FRUSTRATING... What should I do? Please read ENTIRE question. =*(?
Please read the whole question or just don't answer. Thanks for your time!
My husband and I bought our first home in Feb. 2009. The house was built in 1989. All the kitchen appliances are brand new, but things like the heat pump are original. We decided to buy a home appliance warranty because some of the appliances are older. We thought it was a smart move....
Wrong. The dishwasher is three months old. It stopped working (not draining) two weeks ago. We emptied all the water with a turkey baster and bucket, then washed it out. We called the man we bought the house from (who is also president of the HOA) and asked if there was a Kenmore warranty on the dishwasher. He was very nice, said there IS a warranty, and told us to give him a day or two to find it and drop it off at our house. We were so glad that he was being so generous about it. Well, two days went by, then a week, and now two weeks. We have left him 6 voicemails (none mean or threatening, just urgent) and sent him two text messages (like, "Hey Tom, have you had a chance to get the warranty paperwork together yet?"). Well, yesterday afternoon we called him and got "The number you have dialed is no longer in service." Great. He changed numbers.
We decided just to go ahead with the home warranty that we had purchased at closing. Well, they sent someone out the next day (today) and he was a complete A$$. Rude, treated me like garbage, acted like I was stupid, etc. He charged $85 just to come to my house, turn on my dishwasher for 30 seconds and say, "Yep. Sounds broken." I'm not even kidding. Then he went outside to talk on his phone for 40 minutes (I guess he was charging by the hour and needed to waste time somehow). He came back inside and told me that he called the home warranty company and told them we had misused the dishwasher (NOT TRUE) and that my husband had torn the dishwasher apart trying to fix it himself (ALSO NOT TRUE. My husband didn't touch it. He didn't even lift the drain filter or anything). He said it would cost us an additional $200 for him to take it apart plus whatever parts and labor are involved. So $285+. For goodness sake, I could buy a brand new dishwasher for that amount. And he didn't even look at it! He made an assumption based on 30 seconds of noise he heard when he turned it on. I told him I needed to call my husband, so I stepped into the living room for about three (3) minutes and couldn't get ahold of him. The repair man came in and said, "Lady, You're wasting my time. I have other places to be. I will be leaving in 5 minutes and I expect my check to be ready."
I was like WTH?! So I said, "Sit your ass down. I'm not paying you $85 to be a jerk. You can leave when I get in touch with my husband." And I just completely went off on this man. So then I wrote him a check (to Accurate Appliance Service) and he goes, "That's accurate "A-C-C-..." and spelled it out for me! I was like, "Dude, I went to college and I'm sure I'm better educated than you. I know how to spell. Do not insult me any more."
I called his company to speak to a supervisor and sure enough, it was forwarded straight to his voicemail. Called the warranty company and they pretty much told me I had been swindled. Well, THEY chose the repair man and made the appointment. THEY told me ahead of time it would be $85 to fix it. The way I see it, it is not my problem, it's theirs. He didn't even leave a receipt or a copy of his report. The warranty people won't help us.

Bosch Ascenta dishwasher from Lowe's... worth it?
To make a long story short, my three month old dishwasher in my new house broke two weeks ago. Kenmore is being a bunch of a-holes. The home warranty company conned us out of $85 and then the repairman they sent out said he wanted an additional $200 just to disassemble the dishwasher and then whatever the cost would be for parts and labor (over $350). For that money, I'd rather just buy a new dishwasher.
Anyway, we've been looking all day in stores (Lowe's, Best Buy) and online. We found a Bosch Ascenta dishwasher that sounded really great. Quiet, doesn't use much power or water, condense-dries dishes, sanitizes them, etc. 99% of the reviews I read online were 5 stars and only bragged about the dishwasher. I'm looking for more info. Have any of you used it and liked/hated it?
Also, is the Lowe's warranty all it's cracked up to be?
